Let me help you navigate the process.  There are a lot of online home search sites, but if you want the most accurate information, talk to me.

I have access to local MLS with up to the minute data on what's listed, pending, and sold within your neighborhood.​

If you haven’t purchased a new home since 2006, you’ll find there is likely more paperwork and longer loan and closing times than you experienced in the past.  

The old Good Faith Estimate you may have received  has been replaced by the Loan Estimate.

The old HUD1 settlement statement has been replaced by the Closing Disclosure.

The biggest change is a requirement that the borrower receive the Closing Disclosure three days prior to the closing of the loan. This adds time to the loan process and can mean that last-minute changes may require the closing date to be postponed.

FIRST TIME BUYERS
As a first time home buyer, you're likely to have LOTS of questions. You need someone who has the time, patience, and understanding to take you through the process and answer those questions thoroughly.  

You'll get advice from your parents, your friends, your co-workers, and your crazy Uncle Steve and it can be quite overwhelming.  

Remember that their advice is okay, but you really want a professional who has experience in the field to handle your purchase.  I like my family doctor, but I don't want her performing a heart surgery.  Same concept.  You want someone who specializes in residential real estate to guide you.




HELPFUL HINTS FOR BUYERS
Get pre-qualified for your mortgage BEFORE you start looking at homes. Nothing worse than falling in love with a home and losing it to another bidder who was already qualified and ready to perform.


Budget for ALL expenses.  Property taxes, repair and maintenance, utilities, etc, can add up quickly.  Don't make yourself "house poor". 


Spend the money on the home inspection.  It seems like a lot of expense when you're looking at homes, but it can save you thousands in the long run!

There are lots of downpayment assistance programs in Michigan, so we can work together to find you a lender to fit your needs.
