The Pros of For Sale By Owners (FSBO):

  • No commission.
  • You're in total control.
  • You know your home better than anyone else.
  • There are lots of venues for you to put your home online.

The Cons of FSBOs:

  • You risk selling for less than your home is worth.
  • Your home will have less visibility.  
  • You must prepare all legal documents and will be liable for those documents if there are errors.
  • You'll have to weed out qualified buyers.

The Realities:

  • Statistics show that FSBO homes sell for 15% less than homes sold with a Realtor, so the money you think you're saving in commission may not be a savings at all.
  • Only Realtors have access to the Multiple Listing Service, which is one of the largest online tools for buying and selling homes; it's where Realtors who have qualified buyers are going to be searching for listings.
  • Realtors are able to give you up-to-date information on what's happening in your marketplace.  We've got a broad view of the area as well as neighborhood data that is updated daily.  
  • Realtors can help you  objectively evaluate buyer proposals without compromising your marketing position - sales contracts are just the beginning of the process - you'll have inspections, appraisals, and financing contingencies to handle as well.
  • Realtors can help answer all of the questions that may arise during your transaction.  For example: city ordinances or code requirements for sale, inspection issues that may arise, "clouds" on the title may be found, financing hiccups may occur, or many other items along the way which may cause issues with your sale.
